Miami Ranks Among U.S. Cities with the Smallest Apartments

A new study has revealed that Miami, Florida, ranks second in the nation among cities with the smallest apartments, with a median size of 900 square feet. Only Seattle, Washington, surpasses Miami, with a median apartment size of 871 square feet.

The research, conducted by S-Line Contractors, analyzed Zillow listings for apartments sold over the past 36 months in U.S. cities with populations over 300,000. The study calculated the median square footage of these apartments, uncovering significant differences across regions and lifestyles.

While the national average apartment size was 1,344 square feet, Miami’s median is 33% smaller. Over the past three years, 1,141 apartments were sold in the city—evidence of a highly active housing market despite tighter living spaces.

This trend reflects the growing population and soaring housing demand across South Florida. Miami continues to attract professionals, young families, and international investors drawn by its booming economy, warm climate, and coastal lifestyle. However, rising demand has also driven up prices, pushing many developers to build smaller, more affordable units to keep up with the market.

Despite their size, Miami apartments stand out for their modern design and efficient use of space. The trend toward compact, functional living has grown especially in areas such as Brickell, Downtown, and Edgewater, where the price per square foot ranks among the highest in the United States.
